Location
The Palo Alto Ranch is located approximately 36 miles southwest of
Tucson in the Altar Valley. State Highway 286 bisects the ranch and
provides paved access to the deeded land and headquarters.
Area Description
The Ranch is located
in the Altar Valley, which is a broad north-south valley bounded by
the Baboquivari Mountains and Sierrita Mountains. The majority of
land in this valley is devoted to cattle ranching with very little
development. To the south of the ranch is the Buenos Aires National
Wildlife Refuge which provides an excellent buffer from further development.

Carrying Capacity
The Ranch
will carry approximately 375 head on a yearlong basis. The State Grazing
Lease is rated at 349 head annually.
Climate, Elevation, &
Vegetation
Summer highs
are in the lower 100's and winter lows in the uppers. Rainfall is approximately
12" annually. The elevation ranges between 2,800' and 3,300'. The vegetation
can be classified as Desert Grassland with Mesquite,
Grama, and Lovegresses,
Guajilla and annual species.
Improvements
The headquarters consists of a 4,200
square foot adobe house (please see the picture above) that was built
in approximately 1885 and is said to be one of the oldest houses in
the valley. There is also a barn, storage shed, mobile home and shipping
corrals at the headquarters.
Water
There are five wells and seven dirt
stock tanks on the ranch. There are five acre-feet of Type 2 non-irrigation
Grandfathered Rights and 61.80 acre-feet of Irrigation Grandfathered
Rights associated with these wells.
Utilities
Electricity and telephone are available
at the Headquarters and throughout most of the deeded land. Propane
can be purchased from local suppliers.
Zoning
The deeded land is zoned RH-Rural Homestead.
This is a Pima County designation that allows for minimum lot size of
180,000 square feet.

Remarks
The Palo Alto Ranch has excellent access
to Tucson yet is located in a very rural, scenic valley. This area has
a long-standing ranching history with many multi-generational families
still ranching in the valley. The headquarters home is a very historic
structure, which at one time was a stagecoach stop on the Altar road.
Very rarely does a property with such attributes comes on the market.
