Location
The
Tesoro Nueve Ranch is located approximately three miles west of Redington,
Arizona in the San Pedro Valley. The Ranch can be accessed from Redington
road, an all-weather gravel road via San Manuel to the north or Benson
to the south. The Ranch is approximately sixty miles from Tucson via
San Manuel and twenty-five miles from Tucson over Redington Pass road.
Area Description
The Ranch is located
in the San Pedro Valley on the east slopes of the Catalina Mountains.
The terrain is gently rolling to mountainous. The property is adjacent
to Buehman Canyon, a noted riparian area that is now in the ownership
of the Nature Conservancy. The local land uses are cattle ranches
in the upper elevations with some farming activity along the San Pedro.

Carrying Capacity
The Ranch
will carry approximately 35 head yearlong. The State Lease is rated
at 20 animal units annually.
Climate, Elevation, &
Vegetation
The Ranch
climate is slightly cooler than Tucson as it is 1,000' in elevation
higher. Rainfall is approximately 13" annually. The elevation varies
between 3,200' and 3,693'. The vegetation consists of those species
commonly found in the upper Desert Grassland.
Improvements
The Ranch's
exterior boundary is fenced. There is a good set of wood corrals with
squeeze chute. The house consists of a large open room with loft and
still requires some minor finish work.
Water
There
is a very productive spring on the Ranch. There are also two dirt stock
tanks for livestock water.

Electricity
will have to be provided by generator or solar system. Telephone service
is with cell phone. Propane can be purchased from local suppliers.
Zoning
The deeded
land is zoned RH-Rural Homestead. This is a Pima County designation
that allows for minimum lot size of 180,000 square feet.
