The
Three Links Farm is located in the southeastern corner of Arizona,
approximately 15 miles north of Benson on the Pomerene-Cascabel Road.
Benson is on Interstate 10, 45 miles east of Tucson. (Please see
the location map above)
General Description
The Three Links Farm consists of 2,156 acres that lie along the San
Pedro River. It was recently purchased by The Nature Conservancy as
part of their long-standing program to protect the San Pedro River
and its riparian habitat. There are approximately six miles of the
San Pedro River on the property. The banks of San Pedro are lined
by an exceptional Fremont cottonwood-Gooding willow forest and mesquite
bosque. This River's forest is host to 345 species of birds including
13 species of breeding raptors, and is a major migratory pathway for
neotropical birds such as gray hawk and the rare yellow-billed
cuckoo. It is also the residence for more than 80 species of mammals,
40 species of reptiles and amphibians, 100 species of butterflies
and 20 species of bats. Beaver
have migrated to the property since the Conservancy's acquisition.
Property Description
The Three Links Farm has been divided into five parcels ranging in
size from 284 to 601 acres. Each parcel has frontage on the San Pedro
River and includes a portion of the riparian corridor. Each parcel
is accessible from Benson by either the Pomerene-Cascabel Road or
the Ocotilla Road. The entire 2,156 acres may also be purchased as
a single unit.
Three of the parcels include buildings that were part of the previous
owner's operation. Each parcel will have a small water allocation
for irrigation.

The residence on Parcel 2 is concrete block (please see photo [4]
above), with ceramic tile and carpet flooring, vaulted ceiling
great room/kitchen, 3 bedroom, three baths, office, play room, and
laundry room. Garage attached to house by breezeway. 2 heat pumps.
Constructed in 1997. Very good condition
The first residence on Parcel 4 has a kitchen/ living room, three
bedrooms, one bath, and utility/storage room. Estimated to be 35 to
40 years old. Fair to good condition. The bunkhouse has a living room,
kitchen, one bedroom and a three-quarter bath. The attached horse
barn has interior stalls and tack rooms. Fair to good condition.
The second residence on Parcel 4 has a living room, kitchen, 3 bedrooms
and bath. Fair condition.
The equipment on the irrigation wells has been removed.
Utilities
Electricity and telephone are available to the property. Domestic
water to be supplied by private wells. Sewage disposal in the area
is by private septic system.
Elevation and Climate
Elevation of the property varies from 3,240 to 3,320 feet above sea
level.

Conservation Easement
The Nature Conservancy has placed a conservation easement on the property
that limits the use of the riparian corridor (the Riparian Management
Zone, or "RMZ") to passive recreation such as bird and wildlife observation,
hiking, bicycling, horseback riding, canoeing, swimming and picnicking.
This Riparian Management Zone is accessible to all of the owners of
the individual parcels. The easement allows for the subdivision of
each original parcel one final time into no more than two parcels.
Each parcel is permitted one single-family residence and associated
buildings and structures on a 10-acre building site. Uses outside
the RMZ may include grazing/pasturing of domestic livestock, and irrigation
subject to the water allocation on each parcel. The Conservancy holds
the conservation easement on Parcels 1 and 2; the US Bureau of Reclamation
holds the easement on Parcels 3, 4 and 5.
