Location
The south side of Patterson Road, 1.5 miles west of Highway
85.
Utilities
APS electricity, Southwest natural gas, Qwest telephone,
septic system for waste. E.D. 2 supplies electricity which is delivered
by APS. This plant has a large 2,000 amp. electrical service capable
of handling considerable electricity.
Building
Size
Contains 25,837 sq. ft. Built in 1998. Contains a mezzanine,
reception area, two offices, upper view area of inside of the plant,
two complete laboratories, dehydrating room and evaporating room,
squeeze and press area with 8 liquid storage tanks, dry storage area,
complete with loading docks, approximately 10,000 sq. ft. of refrigerated
storage, and 2,400 sq. ft. of refrigerated storage, capable of freezing.
Plant has a boiler area, and two cooling tower areas, complete with
hot water storage tanks. Building is modern, and the equipment inside
is human food quality.
Equipment
Evaporator, 2 collector vats, and two drying vats, 8 stainless
steel liquid storage tanks, and other misc. equipment, along with
a small RO water unit.
Water
Adequate from a nearby large well, on a shared basis with
the farm.
Price
$3,500,000 with some equipment withheld. List of equipment
provided, complete with the items to be withheld, prior to negotiations.
Current Rental
$35,000/month, landlord pays taxes and basic building upkeep.
Tenant responsible for all electricity and water.
Comments
This plant could have many uses in today's world. It can
remain as a dehydrating plant, could press and dehydrate an agricultural
commodity. It could be converted to a complete milk plant with some
minor alterations. The plant has a diverse use capability, is located
between two major interstate highways into Arizona. It has very favorable
power rates.
