The parcel consists of 746.38 gross deeded acres, of which 390±
acres are cropland under four pivots, 40± acres under solid
set sprinklers, 240 acres of desert, pivot corners, farm roads, ditches
and building sites. There is 80 acres of a State of Arizona Agricultural
Leasehold, and owner is preparing to install a new pivot on that portion
of the farm. Farm is on the east side of the San Simon River. Some
old concrete lined irrigation ditches from prior furrow irrigation.
West Farm:
560± gross acres, 300± acres farmed under three center
pivots, 40 acres with drip irrigation, 220 acres of desert, pivot
corners and roads. This portion of the farm is on the west side of
the San Simon River. Previously furrow irrigated.

3,670' on northeast corner to 3,705' on west side. Slope is from northeast
to southwest.
West Farm:
3,750' on south side to 3,704' on north side. Slope is from south
to north.

Physical access is via County graded dirt roads.
East Farm: Fronts on the south side of Coyote Song/Carr/Barnes/Cavot
Road, a two lane dirt roadway. (This is one road alignment with four
different names.)
West Farm: Fronts on the south side of O'Neal Road, a two lane dirt
roadway.

East Farm:
Four electric motors and turbine pumps, 4 center pivots. One domestic
well with an electric submersible pump.
West Farm:
Three electric motors and turbine pumps, three center pivots.
Buildings
East Farm:
One residence, built in 1965, 1040± sf under roof, concrete
block walls, built up wood roof; second residence is 1,533±
sf, built 1964, wood frame and siding, built up roof, both are in
fair/poor condition; 5,037± sf metal shed, 1,934± sf
equipment shed, small hay shed. These structures are all older and
of low cost materials, some deferred maintenance is observed.
West Farm:
None.
